Rules

1. The reservation is definitive as soon as the rental agreement has been signed and has been received by the letter and the down payment of 25% of the rental price has been paid. This amount has to be paid not later than one week after signing the rental agreement.
2. De total amount, including deposit and costs for cleaning will have to be paid within six weeks before the day of arrival. At not complying the letter will consider the agreement to be dissolved. The paid down payment will fall to the letter. The letter reserves the right to claim the total amount due.
3. Extending of the rental period is only possible after written confirmation by the letter.
4. Cancellation will have to be done in writing. At cancellation within 12 weeks before arrival, the down payment will fall to the letter. At cancellation within six weeks before arrival the total amount will fall to the letter.
5. The tenant is obligated to pay the letter a deposit of 250 euro. At the end of the stay the deposit will be refunded, balanced with damages.
6. During your stay we will not clean the rented property. You will have to take care of that yourself. Before leaving you will have to leave the dishes, the fridge and the closets clean. We will charge you 70 euro for cleaning afterwards, including bed linen and towels.
7. The rented villa can only be used for holiday purposes. The rented property can never be subletted or be occupied by more people than described in the rental agreement under article 2. If you do so anyway, the agreement will be cancelled immediately and entrance will be forbidden to the house.
8. Furniture and inventory can only devalue due to normal use. The tenant will pay all costs the letter will have to make in order to fix or replace everything missing or broken due to abnormal use. The tenant is obligated to fully pay these costs, even if they exceed the deposit. The tenant will pay the remaining amount at the first request of the letter. Indoor furniture can never be used outdoor.
9. In case of faults on the rented property, such as not working appliances, the tenant has to report this immediately, within 24 hours, at the hostess.
10. The tenant can enter the rented property up from 16.00 at the arrival day. The rented property will have to be left at departure day before 10.00. The keys will be collected by the hostess, who will perform the final check.
11. Pets are only allowed after consulting with and agreeing by the letter.
12. Smoking is only allowed at the porch and the garden.
13. In the villas you will find a list of contents. Missing objects are to be reported to the hostess.
14. Tenant declares to keep up to instructions of the letter.
